Selling a house in Florida the traditional way can mean repairs, showings, a buyer's inspection and months of waiting on financing. Some owners don't have that kind of time or money. Others own a house they've never lived in, or one that's tied up in a court case, an estate or a stack of back taxes.

MarKey Home Buyers is a cash home buyer based in Atlanta, Georgia, and we buy houses directly from owners all over Florida. You deal with us by phone, text or email, we set up a quick walkthrough, and the sale closes through a title company.

Why Florida owners sell to MarKey

  • As-is means as-is. No repairs, no cleaning, no staging. Take what you want and leave the rest.
  • No fees or commissions. We pay typical closing costs, and you never pay anything up front to get an offer or to sell.
  • A written offer, usually within 24 hours. We show you how we got to the number so you can compare it with listing.
  • Your closing date. As little as two weeks when the title is clear, or later if you need time to move.
  • Straight answers. If an agent would net you more, we'll say so. If we plan to assign our contract to another buyer, we tell you before you sign.

Situations we help with

Not every house is a fit, and every situation is different. Send us what you know and we'll tell you honestly what we see, or read how it works to sell as-is.

How foreclosure works in Florida

Florida forecloses through the courts. State law says all mortgages are foreclosed in equity, so the lender has to file a lawsuit in circuit court. Here's the usual path, in plain terms:

  • The lawsuit. Federal rules generally keep a servicer from starting foreclosure until the loan is more than 120 days behind. Once you're served, you typically have 20 days to file a response.
  • The judgment. If the lender wins, the court enters a final judgment and sets a sale date, normally 20 to 35 days out.
  • The sale. The county clerk of court runs the auction, and many clerks hold it online.
  • Surplus funds. If the sale brings in more than is owed, the final judgment explains how to claim the leftover money from the clerk.

You still own the house until the sale. Talk to your lender about reinstatement, a repayment plan or a loan modification, and consider a HUD-approved housing counselor or a Florida attorney. Selling is one option among several, and we never charge you anything to review your situation.

Florida specifics

  • Property taxes. Florida property taxes are due November 1 and become delinquent if they aren't paid by April 1 of the next year. The county tax collector then sells a tax certificate on the debt, and the tax deed process can begin two years after the taxes went delinquent.
  • Online foreclosure auctions. In Duval, Hillsborough and Orange counties, the clerk holds foreclosure sales online. Our city pages name each county's sale site.
  • Probate. Estates are handled by the circuit court in the county where the person lived or owned property, with filings kept by the clerk's probate department.

If back taxes or an estate are holding up a sale, we can usually work them into a cash offer, with taxes and liens typically paid from the proceeds at closing.

Questions sellers ask

Who buys houses for cash in Florida?
Cash home buyers like MarKey purchase houses directly from owners, with no agent, listing or bank loan involved. We’re based in Atlanta and buy all over Florida, in any condition. Send us the address and we’ll make a written, no-obligation offer.
How fast can I sell my house in Florida?
Without a lender in the deal, a cash sale can close in as little as two weeks when the title is clear. Probate, liens or title issues can add time, and you choose the closing date.
Can I sell my house during a foreclosure in Florida?
Usually, yes. You own the house until the clerk’s sale, and a sale that closes first pays off the mortgage from the proceeds. Selling is one option, so talk with your lender, a housing counselor or an attorney too, and reach out early if you want to see what a cash sale would look like.
Do I pay any fees to sell my Florida house to MarKey?
No. We charge no fees or commissions, we pay typical closing costs, and you never pay anything up front. If any buyer asks you for money before closing, walk away.
Who runs foreclosure sales in my Florida county?
The clerk of court in the county where the house sits runs the sale after the court enters a final judgment. Duval, Hillsborough and Orange counties all hold these auctions online. Send us your sale date and we’ll tell you honestly whether there’s time to close.
